For first time home buyers, there are some programs available to help ease the barrier to purchasing your first home:
CHFA down payment assistance: the Colorado Housing and Finance Authority has a down payment assistance program for first-time homebuyers.
FHA loans: the Federal Housing Authority offers loans for a first mortgage at a very low rate.

One myth we often hear people saying about buying a new home is: “I’ll save money if I go directly to the builder and don’t hire a real estate agent.” This is actually not the case: home builders do not give discounts for buying directly from them without an agent. This is good news! The cost of buying a new construction home is the same whether you hire a real estate agent or not.
